Previously, we have discussed business models such as coworking and hostel. The former is a shared office space with an open layout designed for freelancers, startups, young entrepreneurs, and more. The latter format is a hybrid hotel-hostel targeting aspiring entrepreneurs and budget-conscious travelers looking for affordable accommodation in an engaging environment.

Recently, two Ukrainians who moved to the United States decided to merge these two business concepts and have already generated a profit of half a million dollars within six months. While achieving such enticing profits may be challenging in our current landscape, in major cities, this business idea could potentially yield a substantial income by aligning business processes with local realities.

Let's explore how this business idea was implemented abroad and the potential prospects of adapting it in our country.

The Success Secret of the Business Idea in San Francisco

This business idea seamlessly incorporates the positive attributes of both coworking spaces and hostels. The journey of how Sergey and Kirill Sopoti arrived at the coliving concept remains somewhat mysterious, but inspired by the experiences of rock musicians who achieved global fame through collaborative living and creative work in garage settings.

Sergey and Kirill Sopoti aimed to create a kind of "success incubator" for startups and budding entrepreneurs. Drawing inspiration from the communal living arrangements of scientists in Silicon Valley, they established a comfortable and high-tech coliving space in San Francisco where like-minded individuals in business cohabitate.

Choosing a quiet neighborhood on Sargent Street in San Francisco for their first location, Sergey and Kirill leveraged Kirill's experience in attempting to launch his startup while residing in hostels and hackerspaces. This type of shared living format had been gaining popularity since early 2009, but typically catered to closed communities of tech enthusiasts or creative individuals like musicians. The former residents of Odessa decided to focus on startup founders, freelancers, and emerging entrepreneurs, a strategic choice that proved successful.

Understanding Coliving

To stand out from conventional hostels, the coliving business implemented a savvy strategy:

  • Low rent prices ranging from $900 to $960, significantly below the average rental rates in San Francisco.
  • High comfort levels with double occupancy rooms, modern and ergonomic furniture, and appealing design conducive to creativity and business ideation.
  • Package of supplementary services including workspace provision, relaxation areas, unlimited internet access, mentor and investor networking support, and regular updates on relevant business events.
  • Club format – entrepreneurs initiated with a single pilot location and upon its success, sought partners to establish branches on Ocean Avenue and Mercedes Lake. Club members have the flexibility to move between these locations.

Such an innovative offering had not been seen in the San Francisco market before, leading to a swift occupancy of the coliving spaces by tenants who were able to kickstart their own successful projects. Through effective management, ColivingClub generated half a million dollars for its founders within the initial six months.

Perspectives in Our Country

Establishing coliving spaces in our country may not present as rosy a outlook. For instance, many coworking spaces in million-cities had to shut down due to underperformance. However, there is still potential for such a business model. If your company owns underutilized real estate, it can be repurposed to create a coliving space. By structuring seminars and business training programs, this setup could serve as a lucrative supplement to your main business, potentially matching the profitability of a hostel or an anti-cafe.

If you found this content engaging, share it with your friends on social media. Perhaps someone in your network may be interested in experiencing coliving or starting a business of a similar nature.
